Florentine Estates is a planned unit development of manufactured homes only, designed for those 55 years and older, and is RV friendly. You own your own lot, and together with other lot owners, you own the amenities and common areas.
The Homeowners Association (HOA)is set up under Oregon Revised Statutes (ORS) as a not-for-profit corporation. The HOA is required by ORS to keep funds in reserve for the future repair of amenities, and to address the need for unscheduled assessment in the future. Currently the dues are $75.00. This pays for garbage and re-cycle collection once a week, access to debris dumpster's for yard clippings only, maintenance of common facilities and interior roads, salaries for maintenance employees, office help and a full time property manager. The HOA Board has always taken a very conservative approach concerning increases as evidenced by the current low rate.
At Florentine Estates, you are greeted by modern gate systems that are designed for ease of operation while giving the homeowners entrance control. You can purchase a "Smart Pass" devise through the HOA for automatic entry through the gates. There is a keypad at two of the three gates with directions for your guests to contact you via your home phone. After identification, you may press a number on your phone keypad to let them through the gate. A monthly visitors code is also available.
Manufactured homes placed on lots must be new and double wide or larger. This helps maintain high property values. A ten foot natural "greenbelt", consisting of five feet on either side of the lot line, gives each home the opportunity for privacy using existing vegetation, or by planting native vegetation where needed. Each lot owner is required to leave the greenbelts unused, and keep them maintained.
The clubhouse in Florentine Estates includes a large meeting room, kitchen, craft center, game room, lounge area, indoor swimming pool, spa, sauna, and exercise room. In addition to those, we have two tennis courts, an outdoor swimming pool, horseshoe pits, gated RV parking areas, and a wetland viewing platform. There are many clubs and groups for homeowners to join and enjoy including golf club, RV club, bridge club, etc.
