I have sold homes in very large markets and now for several years in a small market. It’s funny how in small markets it seems to breed small minded, selfish, cutthroat agents. I suppose they exist in larger markets as well, but they are easier to ignore.

For example today I called and left a message for an agent that handles numerous bank owned homes. I simply was asking for a referral for a contractor that is Oregon State EPA Lead Based Paint certified. This is an agent that I know...

Lets take a look at home sales in the Florence Oregon area for the year 2008. The first section is only properties that were listed as residential homes that sold. I will break this down by the areas our MLS uses so when searching for Florence Oregon Homes for sale you will have a better idea of how it is broke down on this website to assist you in your real estate searches.

The MLS breaks Florence into the following 8 areas; Coast Village, Greentrees Village, Florentine Estates, Florence to...

Eugene Oregon based Arlie & Company addressed the Florence Planning Commission to lay out plans for a 17 acre development and neighborhood village tentatively called “Cannery Hill.” The subdivision is planned to be built in phases on land across from Fred Meyer store north of town on Highway 101 and Munsel Lake Road, in an area of another new subdivision, Maxwell Construction's Spruce Village.

The proposed project by Arlie & Company would be a mixed use project (residenti...

The Rhody Days Festival is held the 3rd week of May every year in Florence Oregon on the amazing Central Oregon Coast. The festivities this year run May 16th, 17th and 18th, 2008.

This year makes 101 years of this springtime festival that first started in 1908 and that has seen many changes over the years. From the remote logging and fishing town of less than 500 residents to a tourist and retirement destination of roughly 9,000 residents with paved roads and a bridge spanning the Siuslaw R...

A National Magazine names Florence a prime spot for condo living.

Two weeks ago an article featuring Florence condominium living was published in the February/March issue of Where to Retire magazine.

The magazine article is unlikely to influence growth in Florence the way the highly publicized book Retirement Places Rated did in 2004 and 2005, but it might help the currently struggling condominium market.

“Eight Coastal Gems for Condo Living” by Mary Beagin describes coa...

Wow I had an exciting day showing homes in the Park Village neighborhood of Florence which is just east of Greentrees Village where there are known to be at least 17 Resident Black Bears living.

As I drove my client into Park Village towards the end of the street where the builders are finishing the last phase we drove up on a large Black Bear that looked 500 to 600 pounds standing in the middle of the street at 1:00PM in the afternoon, he was huge.

He stood there and watched us for a...

Part of the real beauty of living on the Oregon Coast is to see homes and neighborhoods built in natural settings with good sized yards. Neighborhoods like Idylewood and Haceta South in the beach area are good examples of this type living.

Residents of these areas enjoy the natural scenery and wild animals that roam the area. The homes are set apart enough that you still have neighbors but you feel like you own some of the forest too.

Most people that I show homes to will be moving t...

Park Village in Florence Oregon has been quickly selling Brand New Homes at a faster pace than any other builder in the area. Why you may ask? Maxwell Construction that builds Park Village has been building quality yet affordable homes in Oregon for years. Park Village is nearly sold out with approximately 7 homes left ranging from 1212 square feet to 1809 square feet with prices starting at less than $203,000.
