Florence Oregon Real Estate | Looking Back At 2008

The first section is only properties that were listed as residential homes that sold. I will break this down by the areas our MLS uses so when searching for Florence Oregon Homes for sale you will have a better idea of how it is broke down on this website to assist you in your real estate searches.
The MLS breaks Florence into the following 8 areas; Coast Village, Greentrees Village, Florentine Estates, Florence town, Beach area, North of Florence, South of Florence which is south of the Siuslaw River, East of Florence including Mapleton, Swisshome and Deadwood.
Beach area - 23 homes sold at an average of $177 per square foot and for an average sales price of $295,757
Coast Village - 4 homes sold at an average of $146 per square foot and for an average sales price of $83,750.
East of Florence - 14 homes sold at an average of $167 per square foot and for an average sales price of $210,950.
Florentine Estates - 13 homes sold at an average of $135 per square foot and for an average sales price of $221,962.
Geentrees Village - 22 homes sold at an average of $101 per square foot and for an average sales price of $117,311.
North of Florence - 19 homes sold at an average of $199 per square foot and for an average sales price of $278,142.
Town area of Florence - 91 homes sold at an average of $163 per square foot and for an average sales price of $239,500.
South of Florence - 25 homes sold at an average of $203 per square foot and for an average sales price of $$356,889.
Total home sales in Florence Oregon as per RMLS statistics is 211 homes.
Total land & lot sales (excluding commercial) as per RMLS statistics in all 8 areas combined from above for a total of 26 sales for an average of $95,812.
The most important information available to help determine a homes value is to look at homes that have actually SOLD. I can help you dial these statistics in much closer if you will contact me and lets discuss what you are actually looking for, but this will give you a good idea of this years statistics for Florence. Now keep in mind these statistics are for all 2008 and end of the year sales prices were on average lower than earlier in the year. So what I am seeing in the market now is lower average prices AND lower interest rates which is resulting in buyers coming back into the market.

Hi Dennis,
It is interesting to see what the going square foot prices are around the country. I am in Morgantown West Virginia, a big University town with a transient population. Relatively speaking our selling prices are comparable.
Seems as if most of the country will be closing the large gap. Hopefully we can all sustain the turbulent waters.

Thanks for the input on your real estate market. I agree with you that it is interesting to compare real estate prices around the country.
Florence is right on the rugged Central Oregon Coast and mostly a retirement town with a population of about 9,000. I live in Florence and not only work this market but I also sell in Eugene which is where my office is located.
It will be interesting to compare the Eugene/Springfield area with Morgantown, WV because Eugene is home to the University of Oregon (Oregon Ducks) with an approximate area population of 250,000. I will be posting those area statistics later today, so drop back by and let's see how the two college towns compare.

Everywhere the prices are falling to earth but I am happy to see some good prices here. Nothing seems to be working really. SO many new techniques of advertising is all going waste and all the efforts are going waste. I am happy that atleast some place out there are still strong and maintaining the good and steady prices. Whatever goods and services you may desire, Florence, Oregon, will supply them. Department stores and supermarkets, specialty shops and resturants, dentists, doctors and a state-of-the-art hospital....they are all at hand. By the way you did nice sales last & best of luck for this year. At least the Real Estate business is more or less balanced over there during the economy crisis.

Hi Dennis, just looking at the per foot costs, it appears that home values have remained strong in Eugene. I'm in Atlanta and we saw a definite decrease in value for the year.
