Florence Oregon Planning Commission Considers New 17 Acre Subdivision

Crescent Village - Eugene, OR by Arlie & CompanyEugene Oregon based Arlie & Company addressed the Florence Planning Commission to lay out plans for a 17 acre development and neighborhood village tentatively called “Cannery Hill.” The subdivision is planned to be built in phases on land across from Fred Meyer store north of town on Highway 101 and Munsel Lake Road, in an area of another new subdivision, Maxwell Construction's Spruce Village.

The proposed project by Arlie & Company would be a mixed use project (residential & commercial) which the developers say is intended to provide housing choices and employment opportunities including retail and services to meet the needs of residents just North of Florence.

Arlie & Company has plans to complete the project in phases allowing up to 10 years and to include commercial uses including a mix of restaurants, hotel, medical and professional offices, banking and residential uses including 20 attached single-family dwellings, 70 to 90 apartments and assisted living/retirement housing.

This will be an interesting project to keep our eye on, with the next public hearing regarding the application be continued at the commission's next meeting, Tuesday, September 9.

Arlie & Company's largest current project is Crescent Village, Eugene’s first planned urban village.The progressive vision of this mixed-use development meets the community’s goals for compact urban growth and sustainability and encourages alternative modes of transportation.  Key to this “new urbanist” style of development is the creation of intimate, walkable neighborhoods that nurture a sense of community.

I like your "new urbanist" label. It sounds as if you all are trying to accomplish this new-old idea of revitalization not only of our cities but also bringing back the "walking neighborhoods"... We are working on the same in Austin, Texas. I will be interested in watching y'alls versions and ours for comparisons...Keep it up.

That reminds me a lot of what's going on in Austin. Mixed-use buildings are popping up everywhere with retail and restaurants on the bottom floor and living space above. The only thing I hate about it is that parking in these areas where they're building them (downtown and near campus) is already bad, but after these places are there, it'll be even worse. I wish they'd just use that retail space for a garage! I guess it's in the new-urbanist style you mention, though, where it's meant to be more walkable.
