Eugene Oregon Real Estate | 2008 Homes Sold Statistics

It's that time of year to look at Eugene and Lane County, Oregon real estate sales statistics for 2008. These statistics gathered from RMLS include all Lane County except Florence Oregon real estate sales statistics because Florence has such different demographics which include the majority of new residents are higher-aged, no children at home, lower house hold income patterns, yet a relatively high percentage of cash-paying home buyers as well as other market characteristics not shared with Greater Lane County. In 2004 Florence was named the #1 place to retire in the United States, so based on these very different housing trends we will look at all other Lane County homes sold separately.

For this study the Eugene real estate market including the rest of Lane County is broke down into 18 areas by the MLS and we will examine each area separately which will help you see the home sales trends for each area. This link is to a PDF file that is a Lane County MLS Area Map that shows where each of these areas are located and will help you in your real estate search from this website. The only area on this map that is incorrect is the Florence area which the link above covers in depth.

Coburg - 38 homes sold at an average of $126 per square foot and at an average sales price of $220,423.
Danebo - 296 homes sold at an average of $138 per square foot and at an average sales price of $200,228.
East Eugene - 235 homes sold at an average of $174 per square foot and at an average sales price of $334,109.
Ferry Street Bridge - 225 homes sold at an average of $169 per square foot and at an average sales price of $295,743.
Hayden Bridge - 92 homes sold at an average of $150 per square foot and at an average sales price of $238,896.
Junction City - 100 homes sold at an average of $155 per square foot and at an average sales price of $255,343.
McKenzie Valley - 42 homes sold at an average of $196 per square foot and at an average sales price of $369,663.
Mohawk Valley - 23 homes sold at an average of $166 per square foot and at an average sales price of $318,657.
North Gilham - 99 homes sold at an average of $167 per square foot and at an average sales price of $339,290.
Pleasant Hill/Oakridge - 96 homes sold at an average of $150 per square foot and at an average sales price of $245,100.
River Road - 85 homes sold at an average of $145 per square foot and at an average sales price of $218,261.
Santa Clara - 246 homes sold at an average of $154 per square foot and at an average sales price of $263,446.
South Lane County: Creswell/Cottage Grove - 259 homes sold at an average of $139 per square foot and at an average sales price of $220,010.
Southwest Eugene - 362 homes sold at an average of $164 per square foot and at an average sales price of $396,100.
Springfield - 237 homes sold at an average of $139 per square foot and at an average sales price of $180,248.
Thurston - 232 homes sold at an average of $138 per square foot and at an average sales price of $210,367.
Veneta/Elmira - 124 homes sold at an average of $153 per square foot and at an average sales price of $254,935.
West Eugene - 137 homes sold at an average of $181 per square foot and at an average sales price of $221,725.

Total home sales in Greater Lane County, specifically the Eugene and surrounding area in 2008 as per RMLS statistics is 4928 homes.

Total land & lot sales (excluding commercial) as per RMLS statistics in all 18 areas combined from above for a total of 151 sales at an average sales price of $165,842.

Total multifamily sales which include duplexes up to 16 units in 2008 as per RMLS statistics in all 18 areas combined from above for a total of 106 sales at an average sales price of $280,124.

The most important information available to help determine a homes value is to look at homes that have actually SOLD. I can help you dial these statistics in much closer if you will contact me and let's discuss what you are actually looking for, but this will give you a good idea of this years statistics for Florence. Now keep in mind these statistics are for all 2008 and end of the year sales prices were on average lower than earlier in the year. So what I am seeing in the market now is lower average prices AND lower interest rates which is resulting in buyers coming back into the market.
